There is an important thing to do before closing, it’s the final walk-through. The final walk-through is your absolute last chance to make sure everything is in working condition or is as presented in the contract. If it’s not, you can still raise an issue or even back out of the deal. If you use your final walk-through to thoroughly inspect your new home, you might avoid costly repairs or extra work on your part further down the road.
We can be there with you at this most important time. It does not make any difference whether we did your initial inspection or just need our expertise we can handle this important step.
Walk-Through Checklist
1. Repair/Replacement Worksheet
If there were agreed items to be repaired or replaced, be sure to have this list and provide copy to our office, so we can be prepared before walk through. You may have received copies of work orders from professional contractor(s) detailing work completed and any warranties.
2. Central Air System
First thing we do is turn on the central air. Be the time we have walked around house doing our inspection, there should be temperature change and not just hearing and feeling the fan blowing.
3. Working Appliances
We will turn on dishwasher, the oven (the oven light and fan), the washing machine and dryer, plus any other installed kitchen appliance. Flush all the toilets to make sure there are no leaks.
4. Working Plumbing
Turn on all faucets, tubs and shower heads in the house and then turn them off. We look for any drips or leakage and observed the water pressure. Check the pipes underneath the sinks to make sure there are no leaks.
5. Lights and Other Fixtures
We make sure all lights and switch plates are installed. There are some buyers who invest in high quality or artistic lights and plates forget to specify in their contract that they’ll be taking these items. We cannot know what was agreed but make sure that every light and switch plate is actually there.
6. Doors and Windows
We will check functionality and any damage or defects of windows and doors, missing screens.
7. Cleanliness
Sellers are required to leave the house clean and free of their possessions. Make sure the home, including the inside of the refrigerator (if to remain), the garage, the yard, and any outbuildings are empty and clean, unless specified otherwise in your contract. This is especially important when it comes to large or hazardous items; you don’t want to be stuck having to remove them.
8. Mold
We will check in and around the following areas for any signs of mold, kitchen, bathrooms, garage, sinks, windows, doors and appliances.
